UNIQUE HOME PLANS
Mandala Custom Homes offers two home building options. Pre-Designed Home Kits allow you to choose from a range of existing designs, selecting the one that best suits you. Custom Designed Home Kits provide you with the opportunity to realize the building project of your dreams, working closely with the Mandala Design Team.
STEPS
TO BUYING A PRE-DESIGNED MANDALA KIT
Choose Your Home:
- Choose a home design to fit your lifestyle and budget from the list of Pre-Designed Mandala Kits
Order Your Home:
- Begin your order by contacting a Mandala Sales Representative and placing a deposit, based on $5 per square foot of the design
Choose Your Options and Upgrades:
- Exterior colors
- Window and door packages
- Roofing
- Insulation
Finalize the Design:
- The Mandala Design Team completes drawings for sign-off from an engineer
- Sign approval for your final design
Production Contract and Escrow:
- Mandala Custom Homes quotes the final cost of your Mandala Kit
- Production Contract and Escrow Agreement are signed
- A production deposit of 50%, less the initial deposit is made
- The remaining 50% is placed with an escrow holder
- Factory production of your Pre-Designed Mandala Kit begins!
Hire a Contractor:
- Engage the services of a General Contractor (GC) who is responsible for coordinating the set-up and finishing of your Mandala Kit
Permits:
- You or your GC obtain the necessary building permits
Site Preparation:
- You or your GC arrange for the installation of power, water and septic
- GC prepares the foundation in advance of delivery of your Mandala Kit
Delivery and Setup:
- Just prior to shipping date, the remaining 50% held in escrow is disbursed to Mandala Custom Homes
- Mandala Custom Homes loads your Mandala Kit F.O.B. (Freight on Board) as per your arrangements for shipping from our factory to your building site
- Mandala can refer a Set-up Coordinator to work in collaboration with your GC to oversee the set-up of your Pre-Designed Mandala Kit.
Finishing:
- Your GC builds interior walls, installs electrical, plumbing, wiring, insulation, wallboard, fixtures, cabinets, paint, flooring and trim
STEPS TO BUYING A CUSTOM DESIGNED MANDALA KIT
Design Contract and Retainer:
- Decide on the rough design and square footage of your home
- The Production Estimate provided is based on the square footage of the project (this estimate is subject to change once project options have been finalized)
- Begin planning your home using a pre-designed floor plan or start from scratch
- An estimate of project design fees is provided by Mandala Custom Homes based on the square footage of your project (length of design time may increase design costs)
- Sign a Design Contract and pay a retainer for estimated design fees
- Design fees incurred beyond the retainer are invoiced at $80 CDN/hour
Acceptance of Design:
- Work with the Mandala Design Team to design your custom home
- The Mandala Design Team is in regular contact in person or by phone, fax and email
- A second Production Estimate is presented after your approval of the preliminary design - this estimate is determined using standard grade home components (windows, doors, etc.) and may change once custom components are chosen
- Once the preliminary design is complete, you give your signed approval of the design
- The Mandala Design Team drafts up the final drawings to be presented to an engineer
Production Reservation:
- To ensure the delivery of your Custom Designed Mandala Kit by the required date, Mandala Custom Homes recommends completing a Production Reservation Contract. The Production Reservation Fee is 15% of the estimated cost of your Mandala Kit and is non-refundable. However, this amount is applied to your Production Contract.
Acceptance of Custom Mandala Kit:
- You finalize your choice of custom components and options
- A fixed quote in the form of a Production Contract including a complete list of the options you have chosen is presented for your approval and signature
- An Escrow Agreement is presented to you for approval and signature
- Place your Production Deposit less your Production Reservation
- Place the remaining fifty percent of your Custom Mandala Kit Production Contract amount into escrow
- Production of your Custom Mandala Kit begins!

CONCEPT DEVELOPMENT
This is an option for those wishing to explore various design models before committing to a full Design Contract. Clients pursuing larger projects such as commercial buildings, housing developments and communities, can do concept development via floor plans and presentation drawings for planning and financing purposes. An hourly rate of $80 CDN is charged for this service.
