And, by no accident. Founder Lars Close has grown a successful round homebuilding business based on his enduring mission to create beautiful dwellings that contribute as much to a healthy environment as to the wellbeing of the families that live in them.

This month marks the 20th anniversary of Mandala Custom Homes. It was September, 2000 when Lars took the leap to fully manifest the vision he experienced through his longtime meditation practice. To bring the beauty and benefits of holistic and sustainable round homebuilding, and make it more accessible, to those wanting to build a custom home.

From esteemed therapist to successful builder

With an extensive background in human psychology as well as studying under the tutelage of his father-an aeronautical engineer and builder, Lars has always had an interest in building and design – as he says, the “beauty of building.” Lars enjoyed a successful 20 year career as a family therapist.

In the mid-90s, with the mentorship of a like-minded architect, Lars began his homebuilding journey – a dream for many years. He thoughtfully and meticulously created his own custom timber frame home on 20 acres in beautiful British Columbia.

Designed with polarity in mind – high-low, warm-cool, square-round, for example – he created a home of contrasts. A happy foreshadowing of his future, he included a round accent wall that contributed significantly to the unique and restful environment in the home.

Another concept, biophilia – incorporating natural elements indoors to satisfy our innate desire and need to commune with nature – fundamentally informed Lars’ vision for home building. His love of natural beauty and creating meaningful things, was nurtured by ample time outdoors, no matter the time of year — rock climbing, hiking, ski touring, kayaking, and other activities.

Deeply passionate about nature and life all around us as the source of natural shapes and looking to our living spaces as the origin of healing and wellness, while doing his part to make the world better, Lars made the commitment to a vision- making the world a better place- one home at a time.

And so it begins… Mandala Custom Homes round homebuilding

In 2000, Lars designed and built a round home for the first recipients of a Mandala Custom Home, near Bellingham, Washington on scenic Lummi Island.

Between his own first home building experience and the accounts of many others, it was clear to Lars that the psychology of building or renovating a home and its impact on relationships could be very complicated, if not destructive. In his case, the lengthy construction of his first timber frame home ultimately led to the end of his primary relationship at that time. He’s not alone – 12 percent of couples admit that their building projects led them to consider separation or even divorce.

As he developed the vision for his custom round homebuilding business, he explored the pain points associated with building a new home – the stress and anxiety and the general lifestyle upheaval. He wanted to find a better solution.

From this inquiry, the concept of prefabrication took hold. It became the foundational principle of the MCH round homebuilding process. Lars identified that prefab home building could significantly reduce building times and help to reduce the tensions and stress associated with it. Compared to conventional building, a Mandala Custom Home package comes together very quickly — some as fast as 3 weeks!

Lars’ compelling vision began to attract people who were brilliant in their field of expertise in areas such as design, prefabrication and building science.

Lars and his innovative round homebuilding team refined the home designs, building techniques, and developed an assembly manual that supported local contractors to assemble a Mandala Home package wherever they were in North America.

The detailed assembly manual has become one of the fundamental components of the Mandala building process.

Passion to make the world better

Throughout it’s history an on-going question for Mandala Homes has been, “How can we make our homes more energy-efficient?”

As the business grew, Lars looked at the nuances — the fine tuning — of the building process. For example, MCH switched to a truss system - rather than pre-made roof panels - to offer less expensive upfront costs and more efficiency in the long run.

Lars engaged an Energuide auditor to assess all MCH plans for energy-efficiency, evaluating components such as windows, heating system, and insulation in relation to the environment it was going to be built.

In 2010 Lars worked with a Vancouver building scientist, equally passionate about sustainability and energy-efficiency. Together with his equally passionate team, they worked to create the optimum building envelope (the physical separator between the conditioned and unconditioned environment of a building including the resistance to air, water, heat, light, and noise transfer.)

His goal was to create an envelope that ensured an interior environment that would be moderate for living most comfortably. This led to the building of MCH’s, and British Columbia’s, first ENERGY STAR certified home.

One of the primary improvements was to wrap the walls in rigid insulation (xps foam or mineral wool board) to keep the dew point outside the exterior wall. By shifting the focus to creating an air tight thermal barrier to prevent air and cold/heat penetration to the inside.

To confirm its efficiency, Lars conducted a blower door test to determine the air infiltration rate (how many air exchanges per hour) on an MCH built in Alaska, resulting in an impressive .52 rating (.52 exchanges per hour). For context, the average older home can experience up to 5-6 exchanges per hour.

Lars is proud that MCH is part of what is a growing movement to facilitate better energy efficiency in home building.

In addition to raising four children of their own, over the years, Lars and his wife Rachel, between the two of them have fostered 20 kids. During this time of great uncertainty, between the pandemic and the impacts of recent forest fires, Lars says, “People’s lives and attention has turned more fully to home. For us, it’s meant a 40-50% increase in sales inquiries.” Consequently, the MCH production calendar is booking up for the next year.

  • Production Reservation and Fee, Design Services Agreement and Fee - You want to ensure that your home will be ready to move into when you need it and you reserve a time in our production schedule.
  • Decide when you would like your home to be delivered - based on your timeline, you decide when you want the completed home package delivered to your home site.
  • Design - Upon review and signing of the Design Contract, you and your dedicated Mandala Custom Homes designer will begin to detail all of your desired features in your home.
  • Work closely with your designer -  It's time to develop a visual rendering of your home with all of your desired features. You will receive drawings to review and discuss. You'll also discuss the Energy Efficiency Report. Plans will be created and you'll be presented with a Final Cost Proposal based on your design.

Production Phase

The team at Mandala Custom Homes has begun the construction documents and is building your home package, soon to be shipped to your building site. At the same time, the contractor you've hired is preparing the homesite as you decide on your material choices.

  • Review and Sign Production Contract - Your designer prepares the plans required for permits and the construction documents.
  • Explain the fee breakdown for the next phase - 10 % materials deposit; 40% Production Deposit;

    Coordinate engineering activities - Pay a structural engineer and, with your contractor, handle permits and site preparation
    Choose exterior finishes, update and refine the production and shipping timeline.

  • Pay the Production Start Deposit - Your final payment is put in escrow.
  • Produce Home Package - Now your home is being built in our state-of-the-art production facility, piece by piece. It is organized into packages, marked and labelled for transport. Your designer prepares the Assembly Manual.
  • Final Payment Released - Sign and return the Escrow Release – Direction to Pay when production complete and your home is ready to ship.
  • Ship - All of the components of your home are prepared in packages with a detailed Packing List to be loaded on to trucks or into a shipping container, depending on the location of the building site.

  5. Choose your floor plan: Once we have answered your initial questions, it’s time to get thinking about the floor plan that will be best for you! Choose your favourite floor plan and Eco Package and start planning the design of your new home. 
  6. Research: Armed with an Initial Estimate of the cost of your desired plan, you can begin informed research and discussions about your site, financing, and contractor options. 
  7. Choose your contractor: We do not assemble your Mandala Home once it’s on site. We are pleased, however, to offer you some suggestions of what to look for when hiring a contractor to complete the assembly and finishing. 
  8. Reserve your production time: Shore up the production timeline so that your home is ready when you are. Reserving your production time ensures you receive your home components at a time that is synchronized with your project calendar.
  9. Design: With plan and timeline sorted, it's time to identify all of the features you’d like included in your home. 
  10. Client Questionnaire: To further the process, your designer will review with you our detailed Client Questionnaire to establish the basic requirements and facets of your home. With your input, your designer will create the plans and 3D images using 3D architectural software. 
  11. Design acceptance and final cost proposal: Review your plans and pricing, confirm your financing, review the timeline and sign on the dotted line!
  12. Required construction documents: Your designer will prepare the plans required for permits and the construction documents, such as the Production Contract.
  13. Produce your home package: Your home is being built!  Piece-by-piece, gathered into packages, marked and labelled for transport – it’s soon on its way to your home site. As we take care of the construction, this is when you complete the preparations to the final building site including the completed foundation.
  14. Ship your home package: We have prepared the components of your home are prepared in packages with a detailed packing list, to be loaded on a truck(s), or into a shipping container. 
  15. Your shipment arrives! Your Mandala Home Package arrives on a flat deck truck or in a container with most numbered components bundled and wrapped to protect against the weather. 
  16. The essential Packing List: The Packing List that accompanies your order will tell you what is in each package and the numbers on the components will be consistent throughout the drawings. It also allows you to best plan where the components should be placed on the building site; for example, floor joists should be stored close to the foundation. 
  17. The Assembly Manual: Your handy Assembly Manual will be important to help you and your contractor organize the components in the order they will be used. 
  18. Assemble: Once the shipment of home components arrives on site, the fun begins! You and the contractor assemble the home with the help of your customized Assembly Manual. 
  19. Finish: Once the assembly of your Mandala Home Package is done, your contractor takes over the interior and exterior finishing to complete your home.

Year-Round Comfort – Mandala Custom Homes Insulation

A continuous layer of insulation means the difference between just a wall and a Mandala Custom Homes high-performance wall.

A huge advantage of Mandala Custom Homes panelized construction technology is that it is consistently proven to provide greater quality control, faster build completions, and higher performance than wood framing, without adding significant cost to a project.

Mandala Homes insulationOne of the features of a Mandala Custom Home is that our panelized approach includes high-quality, efficient rigid foam insulation pre-installed into every panel – essentially providing an insulation jacket as your home is constructed and throughout the life of your home.

We refer to this as the 'comfort wall', the insulated panels providing a continuous layer of insulation, avoiding thermal bridging by providing an uninterrupted layer of insulation – usually on the outside of the structural framing.

There are a variety of factors that influence the choice of insulation type and thickness to create the building envelope, such as:

  • How much insulation is needed
  • The climate of the location of the building
  • The space available for the insulation in walls, floors, and roofs
  • Local availability and price of insulation

Higher quality insulation and an air-tight building envelope can reduce the size and cost of your heating/cooling system and enhance the comfort of your home.

Insulation is rated in terms of thermal resistance, or R-value. The higher the R-value, the better the insulating properties of that material. We use Rigid Insulation, high-performance with built-in plywood strapping that does not require any exterior sheathing and outperforms R-2000 standards by a whopping 45%!

An all in one insulation, it acts as an air and radiant barrier, which means no building wrap is required making for a quick and easy installation. The tongue and groove connection aligns panels, stops air leaks and helps to support panels during installation.

To help maintain air, quality, this type of insulation contains no dyes, formaldehyde, or ozone-depleting blowing agents.

As mentioned, the rigid foam insulation virtually eliminates thermal bridging, or when a non-insulating material such as wood or metal framing (studs or rafters) interrupts the insulation layer and allows thermal energy (hot or cold) to travel more freely through the wall of the roof.

It is ideal for timber frame roofs, ceilings and walls and the 2x4 construction meets building code requirements while at the same time increasing living space and reducing the cost of construction cost.

Each Mandala Custom Homes high-efficiency comfort wall utilizes a combination of Rigid Insulation and batt (fibreglass or mineral wool, for instance) insulation to eliminate thermal bridging and enhance thermal performance. Our insulated panels provide a superior seal due in part to the meticulous detailing performed in the shop before the home leaves for the building lot. The corresponding and exact assembly manual ensure the General Contractor can re-create the home exactly as specified.
